Q: What is the difference between an On-Site and Off-Site built home?
A: An Off-Site built home is constructed in a controlled environment with continuous inspections to state and federal standards. At the job site, the modules are mounted on the foundation and fitted together. An On-Site built home falls under local jurisdiction, intermittent inspection and is subject to weather during construction.

Q: Can I customize my future home?
A: Yes, you can customize your home to fit your lifestyle and the representatives at the Model Home Center can help.

Q: What is a Land/Home package?
A: A Land/Home package is when a home is permanently attached to land. This home then becomes real property with all the benefits as an On-Site built home.

Q: Where can we place a Manufactured Home?
A: A Manufactured home can be placed in any lot zoned for residential use and of course in Mobile Home Communities such as Parks.

Q : Is financing available for Manufactured Homes?
A: Yes, financing is available for both Land/Home packages and for homes in Manufactured Home communities.

Q: How long will the entire process take?
A: Under normal conditions we can hand you a key to your new home in only 4 months. Timelines will vary from project to project. For someone looking to put a home in a mobile home park permits can usually be pulled within two weeks of finalizing your home and contract with the model home center from there the timeline will be determined in part by the current factory build time. For those looking to develop on a traditional lot, the time needed to pull permits varies from County to County and is partially dictated by the proposed project. The representatives at the Model Home Center can help answer your questions about your project.

Q: When the home arrives how long will it take to set up?
A: It takes thirty to forty five days for Certificate of Occupancy.
There are three answers to this question. First if the project is a land home package with a garage the average time to completion once the home arrives on site is 60 days. Secondly if the project is in a park and there is a carport involved the project can be completed in as little as 30 days. Lastly is a project in a park, which includes a site built garage; this project will take between 30 & 45 days.
